Booking

A 50% non-refundable deposit will be taken at the time of booking. The balance of the booking is due 8 weeks before the check-in date. We reserve the right to cancel a booking, without refund of the deposit, if the balance is not received within 6 weeks of check-in (but haven't yet).

A 5% surcharge will be added for all credit card payments.

A valid credit / debit card must be used to guarantee a booking. The expiry date of the card must be later than the requested check-out date.

All accommodation is strictly non-smoking. Guests who smoke in the accommodation will be held liable for a £500 charge. There is under cover smoking available outside the back courtyard door or a further 140 acres of open space on the doorstep.

Check-in time on day of arrival is 16:00. Check-out time is 10:00 on day of departure. Early and later check-out times may be available subject to prior request.

Under exceptional circumstances, we reserve the right to change bookings to alternative accommodation, prior to commencement of stay. Guests will be notified of any changes. (We have never had to do this either).

All quoted rates are exclusive of VAT as we are not vat registered.

Cancellation & Modification

We regret the need to levy fees, but we are frequently unable to re-let accommodation, especially at short notice.

Cancellation fee is 100% of original booking price if booking is cancelled within 8 weeks of check-in. In the event that the balance of the booking is not received within this 8 week period, we reserve the right to take the full amount from the credit / debit card used at time of reservation, up to the full value of the booking.

Out with the 8 week period, the cancellation charge is the value of the deposit (50% of booking).

PLEASE ensure that you have valid holiday insurance when you make the booking (or book using a credit card, as the card company is liable usually ha ha), as we will not be able to refund any money out with these terms and conditions, even in the event of ash clouds, apocalypse or frequently fabricated (complete with crying) heart-wrenching excuses. Although we have been known to relent in exceptional circumstances.

General Terms

You will be staying in a wing of our house. We ask that you behave accordingly. While we are happy to welcome guests, we will not tolerate inconsiderate behaviour and reserve the right to eject guests, without notice or refund. Examples of what we consider inconsiderate behavior are loud late-night partying (partying is fine, unless we are actually disturbed by it), drug taking, smoking in the accommodation, driving on the lawn, shooting at the neighbour’s cat, watching Big Brother, etc.

Guests will be held liable for any damage, loss or personal injury that they or their guests may cause. Where appropriate, this liability will include an out of service charge for the accommodation at the published rate, for the duration that the accommodation is out of service, plus the full cost of alternative accommodation, should subsequent guests be relocated or inconvenienced. There is a £750 good housekeeping deposit, which is not indicative of the maximum liability of the guest. Should our losses be greater than £750, we will seek payment of the full amount. The housekeeping deposit is secured as a pre-authorised amount on your credit card, which is not charged unless there are damages to be paid, when we will help ourselves.

Stolen goods are charged at cost plus a £250 "restocking fee". So PLEASE don't take home bathrobes, XBoxes or DVDs, as the cleaners do a stock take at check-out. (Don't worry about a few broken glasses)

Only persons notified at time of booking may occupy the accommodation. The number of persons permitted to occupy the accommodation is limited to 10 adults plus children and this limit may not be exceeded, except with approval of the owners or their agent. (So please don't try and hold a wedding reception without telling us about the 100 day guests- yes someone really did)

Camper vans are welcome and will be charged £20 per night.

Please ensure that you leave the accommodation as you found it. We will clean and change the beds, but we expect it to be relatively tidy and the dishes, cutlery etc washed (or in the dishwasher). The good housekeeping deposit shall be forfeit if it is necessary to carry out any cleaning out with what we consider to be reasonable or for any losses or repairs, not attributable to normal wear and tear.

We are happy to welcome dogs. Please ensure that they remain downstairs and off the furniture. Please ensure that they are kept on a lead in the garden and immediate grounds (there are chickens, cats, pheasants and red squirrels about), and please clean up any mess (there are children around). In the event that your dog eats one of our chickens / ducks, they are rare breed, hand-reared, endangered species, racing chickens / ducks, with the appropriate price tag.

Every effort will be made to ensure that guests can stay in the accommodation that they have booked, however under exceptional circumstances, we reserve the right to find guests alternative accommodation. We will inform guests of any changes prior to their arrival.

Discount cards, special rates and special offers are only valid for offers published on our extras and offers pages, are not valid with any other offers, reduced or corporate rates and are subject to availability at time of booking.

Every effort will be made to ensure that equestrian accommodation and grazing is suitable, but guests must check grazing, stabling and fencing prior to and during use as we cannot accept responsibility for any losses.

We require horse owners to provide evidence of worming and vaccination prior to their arrival.

Guests shooting on the estate are required to have £3m public liability insurance, hold a valid shotgun certificate and be competent in the use of a shotgun. Under no circumstances is anyone under the age of 18 to use a firearm on the estate.

Children are welcome, but their close supervision and safety is the responsibility of the accompanying adult(s). They should be supervised in the garden, on the climbing frame, tree house, etc. We especially require adult supervision in the Jacuzzi and pool of anyone under 16.

We accept liability for loss of any article left in our safe deposit, up to a limit of £250. We do not accept liability for loss of or damage to any bicycles or clothing left in our cycle store.

We reserve the right to cancel single-sex group bookings. We do not really want groups of drunken yobs staying. Drunken nice people are very welcome though.

In the event of any dispute or if we receive serious complaints we reserve the right to terminate your stay without notice.

Guests using internet access do so within the bounds of UK law.

Sky+HD includes film channels but excludes sports and sky box office

We take no responsibility for any loss, damage or injury for services or goods provided by third parties companies including, but not limited to car parking, leisure club, riding stables, casino, restaurants, taxi companies.

Guests agree to be bound by the conditions of these terms and conditions and further agree that the courts of Scotland shall have exclusive jurisdiction of any dispute arising from this legal message.

Management reserves the right to immediately eject from the premises without refund any guest found to be or suspected of breaking the law.

We reserve the right to vary terms at all times. Acceptance of accommodation signifies acceptance of these terms and conditions.

Pool hours are 9:00 – 16:00 Monday to Friday and 10:00 – 16:00 at weekends. We are happy to consider use out with these hours as we only restrict use because of the proximity to my bedroom.

We have very clear rules for use of the pool and operate a one-strike policy with respect to leaving the pool room door open or the pool cover off. This is to ensure that guests do not drown my children.

Guests must read and understand the rules, regulations and instruction for use of the pool, jacuzzi and gym equipment. We reserve the right to withdraw use of the pool, jacuzzi or gym at any time.
